When it comes to protecting your home’s foundation, one of the simplest, but most often overlooked, strategies is proper grading. The “grade” refers to the slope of the soil around your home. If it’s sloped the wrong way, water can flow toward your foundation instead of away, which can lead to major issues over time.
🏠 What Happens When Grading is Off?
Improper grading can cause:
- Water pooling around your foundation
- Basement or crawlspace leaks
- Soil erosion
- Foundation settlement or cracks
- Mold or mildew problems inside the home
All of these are problems we see in central North Carolina- especially after heavy rain or if the yard has been recently re-landscaped without checking the slope.
✅ What Good Grading Looks Like
Ideally, the ground should slope away from your home at least 6 inches over the first 10 feet. This ensures water naturally drains away from your foundation. If the grade is flat or slopes toward the home, it’s time for a fix.
🛠 Easy Fixes You Can Do
- Add soil around the perimeter to build up low spots (use clay-rich soil, not mulch or sand)
- Check for downspouts draining too close- extend them at least 10 feet away
- Avoid raised flower beds that trap water against the house
- Monitor after rain- do you see standing water near the foundation?
🚨 When to Call a Pro
If your yard has ongoing drainage problems, or if you’re already noticing cracks, damp crawlspaces, or musty smells inside, a professional inspection may be needed. Poor grading combined with clay-rich soils (common in our area) can cause serious foundation issues over time.
