Small Cracks Can Tell a Bigger Story—Here’s How to Track Them

If you’ve noticed a crack in your foundation, wall, or ceiling- it’s easy to wonder: Is this new? Is it getting worse? Should I be worried?

At Dunwell Structural Repair, we know that not all cracks are a cause for concern, but some are signs of foundation movement or water damage. The key is knowing what to watch for and how to monitor changes over time.

📏 Why Monitoring Cracks Matters

Some cracks appear and stay the same for years. Others slowly grow or shift due to soil movement, moisture, or structural settling. Watching how a crack behaves over time gives us valuable information about:

  • Foundation settling or shifting
  • Hydrostatic pressure from outside soil
  • Structural stress points
  • Crawlspace moisture problems

🧰 How to Monitor Cracks at Home

1. Take Photos With Dates
Use your phone to take a clear, close-up photo of the crack.
✅ Include a ruler or coin in the photo for size reference
✅ Repeat monthly or quarterly to check for visible change

2. Mark the Ends of the Crack
Use a pencil or fine-tip permanent marker to place small dots at each end of the crack.
✅ Label the marks with a date
✅ If the crack grows past your marks, you’ll know it’s active

3. Use a Crack Monitor Gauge (Optional)
These are small plastic tools that measure movement across a crack.
✅ Can be found online for around $20–$30
✅ Best used on walls, foundation blocks, or slab cracks

4. Watch for Other Signs
Even if the crack looks stable, keep an eye out for:

  • New cracks forming nearby
  • Floors sloping or feeling uneven
  • Doors or windows sticking

🚩 When to Call in the Pros

Give us a call if you notice:

  • A crack that’s growing longer or wider
  • Long horizontal cracks, especially in block or poured foundation walls (these can signal wall failure and need prompt attention)
  • A stair-step pattern in brick or block
  • Cracks wider than ¼ inch
  • Moisture, mold, or musty smells nearby

We offer free inspections, and we’re happy to take a look- even if you’re just unsure. We can also install professional crack monitors if needed as part of a repair plan.
