The Difference Between Structural and Nonstructural Cracks

Not all foundation cracks are created equal. Some are simply cosmetic and can be monitored over time, while others can signal movement or damage that needs professional attention. Knowing the difference between structural and nonstructural cracks can help you catch problems early and protect your home’s stability.

Nonstructural Cracks: Usually Cosmetic

Nonstructural cracks are often the result of normal settling, minor shrinkage in concrete, or changes in humidity and temperature. They tend to appear as thin, hairline cracks that run vertically or diagonally. These cracks are generally less than one eighth of an inch wide and do not affect the overall strength of your foundation.

While nonstructural cracks are not usually serious, they can allow moisture to seep in, especially during heavy rain. Over time, this can lead to mold, musty odors, or interior wall damage. Sealing them early helps prevent these small issues from becoming bigger ones.

Structural Cracks: A Sign of Movement or Stress

Structural cracks are more serious because they indicate that part of your foundation is shifting or bearing uneven loads. These cracks often appear wider than one eighth of an inch and may be horizontal, stair step, or uneven in width from top to bottom.

Horizontal cracks in basement walls are especially concerning, as they can signal bowing or inward pressure from the surrounding soil. In crawlspaces or slab foundations, structural cracks might also be accompanied by uneven floors, sticking doors, or gaps around windows and trim.

When to Call a Professional

If you notice cracks that are:

  • Wider than one eighth of an inch
  • Growing over time
  • Horizontal or stair step in shape
  • Accompanied by bowing, gaps, or water intrusion

…it is time to call a foundation expert for an inspection. These signs can point to structural stress, hydrostatic pressure, or settlement that needs to be addressed to prevent further damage.
